EPCGuide is a practical resource for private landlords navigating the 2030 EPC compliance deadline. The site exists to explain how EPC ratings work, what actually moves them, and how to make the right decision for every property in a portfolio — before committing any expenditure.
About the author
Steve Edwards is a qualified energy assessor, project manager and landlord. He runs Dylan-Consult, a specialist consultancy on energy efficiency and MEES compliance for portfolio landlords.
The motivation for writing EPC Band C by 2030 was the gap between what landlords were being told about compliance and what the RdSAP methodology actually requires. The rating is largely deterministic — if you understand the inputs, the outcome is predictable. Most landlords are spending money without that understanding.

Twenty-seven chapters cover how SAP scores are calculated, which improvements move the rating and by how much, how to navigate the compliance framework, and how to make the financial case for retrofit — or against it.
The site provides the data tools and process guidance. The book is where the full analysis, worked examples, and strategic frameworks live.

The EPC data used on this site is drawn from the national EPC register, published as open data by the Ministry of Housing, Communities and Local Government (MHCLG). It covers domestic properties in England and Wales that have had an EPC lodged since 2008.
The register does not include properties in Scotland or Northern Ireland, which operate separate schemes. Properties that have never had an EPC lodged — estimated at several million — are also absent. Area-level statistics reflect the lodged stock only and should be interpreted with that limitation in mind.
